I understand the significance of key metrics such as IRR and CoC in evaluating the potential of a deal, but the abundance of information out there is making it challenging to find a straightforward, user-friendly solution.What I seek is a singular, comprehensive tool—a master template, if you will—that I can consistently rely on from deal to deal.

imho you discriminate if you try to repunish anyone after they faithfully served time and are off probation. or block they only or singularly because felony.I'm 100% fine with and agree that I discriminate against people who are not in a protected class.

Seems to me the bigger problem is the coming economic Singularity where all jobs are automated by artificial intelligence.

This makes way more sense from a broader POV and not taking it as a singular deal.

So please understand, asking a singular question about the Twin Cities like is it a good place to invest is just ridiculous and impossible to answer, it's YES, NO and all points in between.

@Isaac Ruiz, there is no singular place to start but I'd say start by understanding who would buy from you, who is your customer and what exactly is it they seek in a property, equally important is to know how to analyze deals, if its not a good deal, you'd be stuck with a property that no-one wants.
