I was turned on to this website last month at a wedding by my friend's buddy. 

Theme was how could such intelligent people be so stupid.

I totally agree and will say that I communicate proactively with my tenants and provide examples of the increasing costs of property taxes, insurance and repair costs (labor and materials).My theme to them is “we must raise rents to keep pace with rising costs, but we are doing the minimum increase as we want to retain you our valuable tenant”..

Many of them have a common theme - inexperienced sponsors.

I suggest you do some basic internet searches as to the causes of the housing affordability crisis, it will include themes such as government policy, capitalism (who is often paying immigrants as cheaper labor), international unrest (which immigrants are often fleeing from), investors inflating prices, people looking for affordable housing not wanting to live where there actually is affordable housing), high interest rates, general inflation and more.

Beaches, Mountains, Theme parks, etc. 

As well there are alot of church preachy sermons and a a good part of one class with her son bragging about his expensive cars, flying in a copter to a cliff to propose to his wife, photo's of their wedding, their child, son pumping his wife's artwork, etc.  

But 3 days after our wedding last year on October and 15th we both told our bosses to kick rocks (politely and professionally of course) and started a contracting company for home remodeling.
