@Daniel Kong Okay so my new loan is for 120000$ but I've paid off 60000$ so essentially I have 60000 left to use on other investments and then pay that off as time goes?

@Daniel Kong in this situation most lenders will want coverage to as least cover the note but the some insurance companies will have restrictions on how low you can go based on the replacement cost.
