I’m new here and new to Real Estate in general, however I am very enthusiastic and determined to learn and invest wisely.

Whether it's good or bad is not really the point as this is an example of the average home which was once affordable, is not affordable any more making the deals harder to find without a hustle, renovation or collecting rents with a shot gun in C- to D neighborhoods if that's your thing.

Anyway, nobody checks back in after their enthusiastically shared idea fails, but I would wager this will. 

I'm STILL sticking to my guns; this post does not add up.

It has done one thing though: it's revealed the soft bigotry of many members here who think we need their help because our race makes us less capable.I'm thankful to those here that I've interacted with on the forum and in person who treated me the same way they treat any other real estate investor and enthusiast.

I do target shooting competitions, pistol only and "three gun" with pistol, rifle, and shotgun.

Hunker down  live far below your means  keep plenty of emergency cash which in your case is really gun powder to jump on the smokin deal..

Stick to your guns.
