So you may not have to buy it...The only thing I would add is grab a various Realtor Magazines and News Paper Classifieds.

Or the classsified section of the newspaper where cars are sold.

There was a year I ran full page color newspaper ads, 30 minute infomercials, A bunch of billboards, Radio, Direct Mail, Magazines, promoted schools; you name it I probably did it.

I guess this way is less cumbersome than going to the courts but you'll have to comb through a lot of newspapers. 

When he talked about bandit signs, bird dogs and small ads in free newspapers, I zoned out.

They might be a great resource to find a tenant. other ideas: apartments.com, zillow, avail.co, local newspapers, tell everyone you talk to in person that you're renting rooms.
