I just assume do that in Vegas with a cocktail in my hand and a several hot dancing girls in the room.I do my research, my DD, and my market analysis to find a specific area/market that gives me a strong inside position to reap some future rewards in both time appreciation, forced appreciation, and combine both of thse with leverage for maximum profits.
