In Sisters last March there were 16 pending this March there were 22 pending.

If I can choose my appraiser, why not hire my buddy, cousin, sister, etc. and have them juice the appraised value for me?

Understanding the 50% rule will create an understanding of maintenance/cap ex.In the last 2 weeks: I have replaced 3 hot water heaters (one under warranty that was only 2.5 years old), one of the water heater failures took out the kitchen (insured), got one RE sewer jetted, rebuilt 2 fences, made a new screen for a window, replaced one side of the frame of a garage door opening, removed 2 giant trees, added 3 sister beams to a garage roof. 

He went to school with my sister he feels like family.I need to be ready for changes they are constant in this business.

It's like saying "My sister cuts hair in her basement and she is far superior and has more clients than a person on Mainstreet could ever have, because they are retail consumers and all need perms, nails and Dye jobs"!!

My younger sister called me in her final semester of business school to ask me how she could solve big problems in her mock business.

No idea if its related, but I am beginning to think with the increase in everyone and their sister being wholesalers now, the marketing vendors can't keep up?

A few years ago my sister asked about paying the taxes on a property that was getting ready to be sold, down at the county, and she was told the person who owed the tax would be very happy and not even owe her a thank you for doing it.
