None of those "notifications" they say they'll send every make it to my phone because it's not really an app, it's just a website as an app. 

Some cool benefits include expense tracking (per property), the Lease Indiciation Tool (helps predict the likelihood of a tenant renewing the lease giving you the chance to renew early and/or increase monthly rent if you know someone wants to renew), Tenant Communication (via their app), Maintenance Requests, Tenant Payments, and more.

We use Zillow to avertise, MySmartMove (Transunion) for background checks, Google sheets of course, bookkeeping  is completely outsourced and they use Quickbooks (I died on that hill more than once, best decision ever to outsource), for communication a seperate cell phone and it's mostly text messages, rent collection via my bank (ACH), and maintennace in a spreadsheet (how much maintenance are you planning on doing??)

Hey Matt, out of curiosity when you say "mobile" are you referring to the app or a mobile browser?

It’s a bit cumbersome but they’re all with the same bank and all easily viewed on the bank app.

It's what I use for my rental portfolio, and they've got a great platform / app.

The website is archaic, the app is even worse! 

I paid 110% of his living expenses , Rent Utilities, Food, Groceries, Cell Phone, LegalFees, Immigration Fees, and sent money to his family several times (I was onlyable to find one Wester Union receipt (but Tulga Demir | Information, Documents, Photos I have others in storage I believe), and even paid to have them come visit on more than one occasion.

I would just have 2 apps (ABNB and VRBO) and 1 spreadsheet (with multiple tabs) and call it a day.
