If they reached America by plane, boat, trains or slowly walking, they surely can navigate a home purchase.

I say focus on this because the challenge with Real Estate is that there are so many strategies & you can get off on a tangent and find you never close a deal because you decide to venture off on to something else right after you have completed training on one strategy.

No real training, mostly updates on market conditions, but plenty of people meeting. 

Being an agent, get with a good team, or group, who's going to train the snot out of you and circle with great mentorship, your gonna get everything you ever imagined and so much more. 

Or that the sponsor was “independent” and the crowdfunders “experts” doing due diligence were kids a couple years out of college with insufficient training, knowledge or understanding of finance, real estate or accounting.  

@Jaycee Greene Awesome, thanks for the advice/confirmation of my train of thought.  14-18% does sound reasonable and I will aim for that kind of IRR in my underwriting.
