@Charlie Green Sounds like you have a knack for finding the diamonds in the rough (I have a similar client in KC).

My clients can "force appreciate" the value of the property by doing a quality rehab for a lower than market cost because they are very good at spotting "diamonds in the rough".

Kind of the mentality of the war torn countries like Angola/DR Congo - where leadership thinks "get them conflicts going and get them blood diamonds making us rich".

It's pretty cool finding these "diamonds" in the rough...There are two main paths to profit that I follow.  

You can find some diamonds in the rough don't get me wrong but if you aren't experienced enough to see red flags in the property/ transaction they can be costly. 4.

They think they found a diamond in the rough that's been sitting for 300 days when every other experienced investor passed on the deal.

I invest locally and invest out of state, and the main issue for most is the shiny diamond syndrome providing you the reasons why investing (insert area here) is the best place. 

Of course I can think of Dawn Anastasi and Chris Clothier with a few more but they run a business uncovering the diamond properties looking through many duds.
