It would be illegal to start your depreciation over from year zero.Your depreciation schedule is calculated from:The original purchase price Plus capital improvements Minus land value (which isn’t depreciable)That schedule doesn’t change unless your basis changes.Yes, your amortization schedules should change, but I don't see how a refi itself affects your basis.

@Jack Hamm  not living there it really depends on the location and your tolerance for the management of this type of arrangement.

The value you can add when ARV PSF is over $2k is significant.  

We were left really scraping the bottom of the barrel for tenants:(

Ken if there are junior liens on the property overage over what the first position lender goes to them next not the owner.. so in reality it goes.1st position2nd  or junior leins3rd liens if any etc.then if anything is left goes to the owner.
