I'm sure someone is always going to have a conflict with whatever night is chosen so I'd say just pick a date and go with it.

Just make sure you pick properties in solid areas that cash flow.

Having said that, be mindful of rent control so if you are looking for cashflow there are likely better options unless you are picking the property up for a very solid discount.

The buyer liked it because they picked up an eight-unit property for almost no money down and with long-term financing on the first.You may have to work through hell and hot water to find a worthy lender.But the concept definitely still exists.  

I know its odd to come into a new field with a niche already picked, but my family owns a property management company and a 180 unit complex that they run.
