Appreciate you pressure-testing the model—it’s how good deals get sharper. makes more sense although I still think you lose 15 to 20% for public right of ways unless your doing private roads through easements. ( if allowed by county)  I would take a look at this yes.

One thing that can help is driving or walking the neighborhoods and check if there are fresh businesses opening up, houses being renovated, or public projects underway.Sometimes starting with rental friendly areas that already have consistent demand gives you stability, while setting aside a portion of your search for “up and coming” pockets can give you upside.

A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!
