We periodically calculate per person per day use and  I take a look when I am there to see it isn't spinning like crazy with no one home.

With your salary and $500k in stocks (which I'm guessing probably also spin off dividend income in the $15-35k range that would be considered additional income), you should be fine to qualify for a primary residence in your area.

I feel like I'm spinning and always end up finding properties that are in the red.

The more you learn about operations, acquisitions, financing, the better versed your will be when spinning off on your own.  

While I believe I operated with many of these strategies and tactics EVENTUALLY, I spent a long time “spinning my wheels” early on when trying to negotiate before establishing a rapport.
