Higher closing costs usually come with lower rates, and lower closing costs usually mean higher rates.

Purchasing in a more desirable area (A or B neighborhoods) typically allows you to attract higher-quality tenants, reduce vacancy, minimize evictions and cut down on long-term maintenance costs, especially important since you are not hands-on with repairs.C and D areas may offer lower purchase prices but they often come with higher turnover, more repairs and more management challenges.
