As long as the 5th unit is a true ADU (and not a JADU with noticeably different attributes) I'd move confident that it'd go for commercial financing.Just hypothesizing potential problems: Having 3 permitted units in a single building without commercial construction standards (fire separation and duct wrapping, fenestration wrt neighboring structures) might be called out by an experienced appraiser?

Like most systems that were once traditional, in-person processes that moved to primarily online-based workflows (e.g. filing your taxes), there will always be some things to work through over time, so let's ignore that discussion for now.Idk how many real estate/eviction law attorneys visit and comment here on Bigger Pockets, but I'd be curious to hear anyone with ample experience with the law and/or evictions hypothesize on why that is the case.
