Just a follow up question, were you utilizing debt to invest, I have always been taught since a young age to try and not utilize debt (I come from a family of stock market investors, traditional business owners) where debt is not utilized as frequently which I obviously understand debt can be a very powerful tool and utilized in a great way its just something I want to avoid with my investments to an extent any suggestions for investing without debt or as little as possible.

Although we do have deals on the lending side that dont work but we are not forced into a position to take big loss's like we were when the banks were calling our loans.. this will happen in the DSCR world as all these folks are using same type of debt IE debt that can be called based on the terms of the debt or like you have seen with the syndicators that are talked about on BP max leverage bad debt things dont go right And you have cap calls or projects totally lost.

I have been interview by the criminal IRS investigators 2 times now in 5 years still nothing. these things grind quite slowly and it could turn out the money went were it was suppose to and they made bad business decisions and will just roll it up to a big bankruptcy wipe everyone out and continue on with a new business we see that all the time.. there is no debtor prison that's why we have business BK laws .. allows one to crater the company and any debt or equity and then start all over.. kills a reputation but you don't go to prison..

When lenders calculate your DTI and your owned properties are breaking around even or a little cash positive from rents, do they basically look at those as no debt or even positive income to keep giving you more loans?
