I only accept bids from my subs which include full turnkey work for their trade/portion to prevent just that, and prevent that I get a call that oops, the electrician forgot to include 50' of service wire, so I need to run to hd out of my own pocket, and then find a 49' piece rolled up on-site that he'll take with since it was too short anyway.

HD has its own in-house brand (Allure).I'm never an advocate for taking shortcuts in rehab and find it frustrating when we acquire a property which has been treated in such a manner.

You add transactions with my suppliers, about 100 Purchase Orders a month (excluding HD), you add my gas, my employee's gas which I give a weekly budget, add any meal refunds for legit claims.

If I go OOS, I make the same money with my 50k but have the risk of flying there and staying on a hotel to fix an issue, fly+hotel will probably cost me 600, which will wipe out one month's rent, if you are handy and the MF is in LA, if a water heater breaks, you can go HD and buy parts, replace it yourself -- if it's in AZ, you pay someone to do it, maybe 200-300 more at least, that's half the rent.

Could have been self install but I'm paying the installers about $1/sq ft.My problem with Home Depot is that no matter how good Allure Ultra may be, HD flooring desk staff in this store are totally clueless about the product, its stock situation, and its accessories (transitions, stair nose, etc and couldn't care less about serving a customer.
