Building a sport court will run like $30 grand, but would increase your rental value. a 6bedroom 4 bath house with a sport court, hot tub, fire pit, mini golf, arcade etc. will most likely crush it because it's cool.

No tax state, very landlord friendly, no insurance issues like Texas and FL, mid-range property taxes, mid-priced value add properties, solid rent base, lowest unemployment of the major cities, jobs a plenty, strong growth, 3 pro sports teams, largest sector is health care, tourism (16.8 million tourists last year)... need I go on?
