I have this week's Bigger Pockets episode ringing in my ears, where  Dave says "in this market environment, you gotta have positive cash flow...I'd rather all of you protect yourself against downside risk than buy a deal based on speculation...it's got to have at least break-even cash flow."

Now, if you have extra cash sitting around, you should consider house hacking so you can lower your living expenses, use an FHA loan, and experience breaking into real estate to eventually get into renovation projects.

We are still seeing 80LTV cash outs with DSCRs in the 1.50+ range in several markets around the US where others aren't quite getting to 75LTV and barely breaking even.
