There's nothing in there for the taxes they're going to pay on the in interest profits, so at best and without digging through the numbers hard this is a wash for the seller at 350 with the additional risk of not having their 350 right now but 8 years from now, the opportunity cost lost over that time and having to be partners with the buyer for 8 years, who may destroy the house in the meantime.

Example- old elementary schools convert to multi, old buildings with parking- convert to Fireworks building, the rest of the year used car lot, We have two large Firework companies they have both bought and built buildings that are only open for 3 weeks a year.
