Lending guidelines seem to change often.

I'm realizing it's not about avoiding turnover completely...It’s about choosing tenants and agreements that make turnovers rare (or even unnecessary).Curious if anyone else has made changes like this?

To answer your question, every newbie started off with finding the one who provides the lowest rate, best incentives, and go from there.

You can't beat the price, either, or the interest rate on deposits.

They won't even allow you to change the order the pictures to showcase your house in the best way.

Even with all the hype - many cities remain at relative low saturation/density rates in comparison to other popular tourist areas. 

Zillow and Trulia are the places my assistant goes to get the rental market rates for things.
