I started a systematic screening of every company I could find on the internet, but that seems like an endless task.I'm hoping to find a company small enough that I can speak directly to the person in charge and there aren't too many fees, and large enough that they have robust software and a system for staying on top of rent increases.I looked at Shane Dreffs, but his profile didn't say anything at all, so I'm not clear why he was referenced.Have you hired a new PM yet?

I've already read a few books, listened to endless podcasts, and did a couple Udemy courses already. 

In theory they are signing a lease that meets the 2% rule but it’s not sustainable because the properties then have endless cap ex and repairs to contend with.

When it shows one price per night and then another at checkout once everything is added in, it leaves a bad taste, and then people complain about it endlessly on the socials 

Have you found any creative ways to access capital quickly without jumping through endless hoops?

My furniture and couch is now covered in so much dust, floors look like ****, I can't get a roommate, the summers coming to an end, less opportunities to find tenants for the spare room.

And the flips/BRRRR are going to take 5 months ish.As for whats advertised, yes you have endless resources to answer every questions you could think of or problem you come across.
