The strategies you mentioned apply to situations different from yours - click on the links for more info:- REPS: for people without full-time W2 jobs or for their non-W2 spouses- Depreciation: always part of the deal but not going to reduce your taxes further- Cost segregation: depreciation on steroids, so see the line above- LLCs and other entities: no tax savings for rental properties- STR loophole: well, for short-term rentals- 1031: for the time when you sell one of your rental propertiesand so onA good tax professional can explain all of the above but not miraculously cut your taxes unless you restructure your life or change your real estate holdings to STRs.

Personally every time I have had an instance of impending foreclosure, I got LOI signed (yes, I took a page from the commercial playbook but it works well) and I than called the finance company, explained the situation and I requested a temporary halt of 15 days to allow completion of all PA and due diligence, to then allow for an extended halt of whatever we were doing to afford for closing.

You can market it for sale as "no money down" "no down payment needed" etc, and then explain it to interested people.

I did not take away from it the host should be a newbie, but I agree, the host should not be a newbie in real estate.What we found actually works best is when you have a newbie with an experienced person so the information can go deep but also be broken down in a simple way to explain things.
