Honestly, if you’re not automating payments by now, you’re just asking for gray hairs.

I have replaced parts in the washer and dryer.

At least then you know what’s coming before buyers pick it apart.Have you thought about maybe dropping the price just a hair to get more eyes on it?

A couple times I was doing something jazzy that I dreamt up myself so there was some interaction about my hair-brained idea, but process was pretty much the same that I had all prints and details completed and it was just review and approvals. 

I tend toward saddle brown color which has seemed to remain ok through the really dark espresso phase which is beautiful but shows every hair and dust speck.

Most have 2 bathrooms, a nice deck, some have washer and dryer.  

I see owners charging what I think are pretty fair rents to cover their costs...utilities/washer/dryer/furniture/internet and toys...and such...add in vacancy and convenience and to me owner is not getting rich...but the potential tenants on the other hand feel like they're being gouged....of course they are getting paid 2x probably what permanent staff is making, but then don't want to give that up to pay for increased housing costs.   

Cleaners charge me an extra $25 and if excessive hair to clean then charge $50

Besides that, we found that tenants and washers and dryers barely go together.

I'm also not trying to split hairs, but I try to use correct terminology and generally speak up when my understanding varies from what's posted.
