For a luxury condo/apartment we usually have supplied washer and dryers, and sometimes for a standard apartment also, but some apartments just don't have the room or the facilities for washer and dryer.

Hey Zach,I am not a tax professional but I am in my 2nd househack and it is my understanding that you are correct on the washer and dryers.

I collect a pet fee to help offset the cost of any additional cleaning that might be needed for pet hair and such.

If there is dog odor, there probably is dog hair in the ducts.

Paving the driveway, fresh paint or repairs to stairways/decks, adding some landscaping or a tree, and upgrading appliances like washers/dryers can all increase perceived value.

The other issue is venting the dryer to the outside. 

The photos were below industry standards, even though I had installed a refrigerator, washer, dryer, and large mirrors to make the home more appealing. 

My Airbnbs in Jersey are 90% occ but my ADRs are a hair lower than ADR from pricelabs.
