One market I’d highly recommend checking out is Columbus, Ohio.

For example the market for lower end and middle type rentals may be saturated - and there may be great unmet demand for high end rentals - or vice versa.  

I think marketing is the key before you even get started with a home at least thats what I'm seeing from various comments and also Youtube videos.

With high prices and low cash flow, STRs, MTRs, and LTRs don’t offer great ROI here unless you're house hacking.

Of course in an ideal world you get both, but today's interest rates are making that more challenging.Higher cashflow can usually be found with lower grade properties because they're cheaper and have a lower mortgage.

I have read MB book, listen to his podcast and watched his videos.

I literally go take pictures & video of the properties with the address clearly showing.
