@Bill Brandt Oregon (and especially Portland) is a PIA with more rules and regs than a less regulated state like Nevada.

Make sure you order the form (online or call IRS) we’ll ahead of the filing deadline (January 31), because it takes them several weeks to process the request.all of this sounds like a PIA and this is one of those things where there is probably a fairly low likelihood of getting caught if you just ignore it all.  

PIA but if anyone out there has no access to the shutoff this might work for them too.

If the power (or worse gas) is master metered that's a PIA but with numbers like this plenty of margin.

And those do help the newbies from getting in hot water but they are very specific types of investments and there is generally a trade-off on appreciation/maintenance costs/and general PIA factor as you go up.

Plus, the lights come with a clip so that'll make things interesting.As for the technical solution, if a DMX relay block doesn't work (I'm guessing as I've never used DMX before), then I'll simply hook up to a relay unit, Raspberry Pi as a controller, and write some code for scenes and animations. 

IF you live in an area with lots of other investors one of the reasons prices in this town might be low on investment caliber property is the city is a PIA to work in.

It can work, but there's a lot of PIA stuff there that doesnt make sense to mess with with rates as low as they are (insurance, dealing with the bank, escrows, etc). 

There is one in particular here in AZ that does this (no, I won't say who they are), and it is a PIA to deal with them.

For instance a great tenant with two years who does not get an increase whereas a tenant who is a PIA in a premium apartment does.
