I am a beginner wholesaller and i believe i have a motivated seller but I can not figure out how to find a proper assignment contract cam anyone please tell me where i can get a legit one from?

It becomes easy — even comforting — to label something a scam or write someone off as a “guru,” because it justifies inaction.

Others may only search for rentals that are labeled as such in the MLS, instead of looking at recent 2–4 unit sales listings that might mention actual or contract rents.

When they lend capital they choose what the label is?

Label the guest network clearly (e.g., "BeachHouse Guest WiFi") and print the info in your guidebook or frame it near the TV.This setup prevents guests from accessing or accidentally rebooting anything critical to operations.

There is parking and CAM, HOA, etc. that we already pay as renters in NNN.  

Here is some month end numbers after I switched PMs:Rental Income: $6743Owner held security deposits: $2300Total income: $9043Expenses: $1846.44Net income: $7225.31**in a category he calls "other items : $2300 security deposits, $250 prepaid rents, -$4630 owner payout, added together: -1180Net income: $7225.31Other items: -$1180Cash flow: $6045now here comes another fun entry:he takes Cash flow ($6045) , subtracts out the security deposits, again to arrive at $2845, which he labels "Actual cash flow" (what?)
