I was extremely blessed and lucky that everything has gone almost perfectly, but as perfectly as one could hope, other than finding a company to give this man a loan without needing the purchase agreement to be directly between him and the person whose name is on the deed currently.

Additionally, he'd serve as the maintenance man as things come up.

Idk man, a good realtor that is a master of their craft can make you money.

Nothing wrong with that but it sounds like "give a man a fish..." vs really learning about the many opportunities and variances of what can happen in RE deals and the challenges that come with that.
