If you only have a couple thousand dollars, no access to other funds, and a sudden need for 4K-5K crops up that causes issues I would consider waiting a few months.

And it's ESPECIALLY tough to find great MF deals as an out of state investor bc when the occasional great MF deal does crop up, odds are that someone local will make an offer before you're even aware it's on the market.

-I constructed my team to consist of the cream of the crop Property Management Team in Dallas, a partner that owns and operates 200M in Real Estate, and I moved to the city that I invest so that I can submerge myself in the market... super check.I don't think that the credibility and experience I've amassed is anything special, but I do think that it sufficient enough to entice warm traffic for a conversation about investing with us..By warm traffic I mean family and friends who have consistently asked that I let them know when I get a deal that they'd be able to participate in (and my goodness what a deal this is).

If a husband and wife file a joint tax return there is no other way to interpret the tax payer being anyone other than both of them by virtue of the joint return.The issue that then crops up is the selling as yourself (one tax return joint married) and buying as a disregarded LLC.

@Edison ReisHomeowners are allowed to cultivate up to 4-plant, what Tenants are allowed to do will depend, to some degree, on what amendments / interpretation of the Residential Tenancies Act in your province.We updated our leases over a year ago to add cannabis to our prohibition on cultivation of any crops (food, tobacco, cannabis or commercial) within buildings.
