@Antonio Ward Jr at the risk of being accused of self-promoting, we do have a lot of info & tools at our wwwsite:)You won't really find contractors, except a few that are also flippers or landlords.You can try asking to join the invite-only FB Group: Metro Detroit Real Estate Investors, but we haven't had any recent success finding affordable/quality contractors there in awhile.We find most our guys by networking.DM us if you'd like to chat more:)

appreciate that. we tend to focus on 100+ doors around $8-12m for where we're at right now. on this one we partnered with another team so taking it out of the promote wasn't as straightforward. either way number still worked but once facts changed wasn't the same deal.

In my mind it is a small cost to the landlord that doesn't add up to very much agains the bottom line and can deter applicants from applying (both the cost and the hassle).We used the inexpensive screening service that our state landlord association offers and supplemented it with our own calls and checking.
