Chicago multifamily club, straight up Chicago investor sometimes puts on meetups, Windy City REI, etc. if interested in Chicago, I'd recommend listening to the straight up Chicago investor podcast as there's great resources for the city or suburbs. 

I've located Zillow estimates and other resources but none that provide actual average sale price for this breakdown outside of the MLS.

The deals are bad but on top of that they double close and make you pay their front side closing costs.

You don't really have the resources (yet) to do a deal like this, so do another deal just like the one you already have- another triplex in an afforable area.

(Assumption: Refinancing all invested funds out is top priority) (Opportunity cost: finding another deal same price and slightly higher rehab but property is 250-350sq/ft more) If your numbers are correct, how could being $50k-$60k in the black be a bad thing?
