This is an extremely unusual practice, never seen this in 15 years of my investing career.

I would also add:- Avoid five bedroom properties, or sizes and options that are unusual in your target neighborhood; it will be difficult to sort out market rent.- Avoid properties that have items/areas that can't be tenant proofed. 

In fact, using cost segregation results in an unusually high depreciation deduction, which IS an IRS audit flag.

A listing agent refusing an inspection or withholding the report unless you have an agent is unusual, especially after just 2 days on market.

In addition, the windows are probably 30yrs old so from my understanding I might as well replace those as well which is another 15K out of pocket.ORDo I use the $$ and replace the kitchens which are very out-dated, which I CAN raise rent for.No this is not unusual.

Similarly median days on the market is up this year (comparing seasonally) but numbers are not at all unusual looking further back

I'd look at the experience as tuition that will allow you to make better decisions going forward, most notably not biting off more than one can chew...not an unusual young person thing...ask me how I know.
