Rental Property Buying Criteria

Hi,

What are best Rental Property Buying Criteria points to consider. What criteria you all following to avoid any issues in future and have good cash flow, less maintenance costs, tenants turn arounds etc.. Any good links, resources around this.  I have something like below

1. Property not on septic tank

2. No Power lines near property

Good instincts — you're on the right track. Here's a quick list we use when advising clients:

  1. Avoid septic if possible (higher long-term maintenance)

  2. No power lines or flood zones (hurts resale/rentability)

  3. Good school district and low-crime zip code

  4. No HOA or landlord-unfriendly restrictions

  5. Built after 1980 to minimize major capital items (plumbing, electrical, HVAC)

  6. Single-story brick homes rent well and cost less to maintain
