I'd check the water shut off valves (under sinks) - if they are "old" knob style, id try to turn them to shut off the water and see if they leak (they do tend to do it over time) - replacement can be costly because it will require water shut off to the entire building (unless you have the individual main water shut off) - it will have to be done thru HOA, increasing cost.

Its the training part, but also a LOT of other steps: verify pay stubs, copy ID or drivers license, hand over keys, do property orientation (going over how to rest a GFCI, turn off water, change HVAC filter etc etc) and collect sedurity deposit and first month rent

They're emails don't really suffice (watered down info) as they hide accountability and only seem to be prefer an aggressive approach (from scaling their operations too quickly to form an OpCo during the trough of the economic cycle) to now going after their lenders.
