In the current Denver market, there are 2 ways to cash flow (significantly): large down payment or find a screaming deal.

You need to be careful as "cold calling" has been grouped into a common understanding that rarely works of them just screaming as fast and as loud at the highest volume of people and that does not work anymore. 

Maybe screaming I have CASH in 2010 worked or We Close in 30 days, no closing fees or We buy it as is, etc.

I would absolutely retain a RE attorney as I mentioned ;  would be the same one I worked with on my duplex sale if at all possible.I'm not trying to find a screaming, below market deal.
