location location...assuming that's moderately ok, I would think that 250k mark isn't a terrible asking price...possibly even 265 if you have the time...well done

There are some moderately affordable homes in Queens near Rego Park/Forest Hills or if you're really adventurous: Elmhurst .. but ultimately for the reasons above this is why people don't invest locally here.

Full Disclosure: I'm not trying to solicit anyone although I'll still take your advice on that.My PM tends to inflate the costs of even moderate repairs so I'm hesitant to ask them to project manage something like that out of fear I'll end up paying 300% more than I should and not know it.

This keeps me from dipping into my saving when it is time to replace a roof or mechanicals. 3rd I say no to moderately qualified renters and wait for a highly qualified renter!
