Jim K. You will have to do ugly things to get ahead in real estate
18 October 2021 | 152 replies
If you define getting ahead as not losing money/ having a positive rate of return while providing you and your family a stable recessions resistant long term investment that allows you to focus on the things that matter to you: I have gotten ahead in RE.I have never done anything that I'm not comfortable talking about on BP or else where.

In the Asian household you are taught to always be polite and never be too pushy. If you are to follow this advice you will be a great son, but a terrible businessman. To be a great closer you need to be comfortable in being persistent when you are met with resistance from the seller.I cannot tell you how many times I have been yelled at by the other party.

buyers are liars  sellers are liars.. you used him for information he sends you one text you found weird and then you buy through another agent.. if i was that agent I would just erase you from my contacts your totally reading way to much into things and assumptions etc.But like my dad said when we owned our brokerages and some agents are just flat jerks and some are sweet as can by and everything in the middle.. my dad said just put a $ sign on them.. if they bring you dollars who cares dont take it personal.I just close a deal yesterday with a wholesale company that I totally flamed here on BP because of rotten deals in Texas but i used them in another market since they brought me the highest price..

Colin M. Self Directed IRA as well as Employer 401K
27 October 2020 | 5 replies
I already max out this 401K every year but want to put away MORE pre-tax dollars, can i set up a personal Self Directed IRA, in addition to this 401K, so i can minimize my weekly tax bit.2. i want to buy RE through my 401k, which is not allowed, so this is a second reason for wanting to setup a Self Directed IRA personally. With the above notes, if you do this, has your employer given you any resistance in setting up pre-tax dollars to be sent to your IRA?
