I’ve done a few flips and own a few condos here in the 6ix but I’m really interested in planting seeds for my retirement sooner than later.

Amazon is opening a new distribution center, the Air Force Base is expanding bringing in more jobs and the service members family members, there's even talks of Boeing opening a manufacturing plant here. 

And presented in very complicated way, hard to bring them to an apple to apple comparisson.One way to mitigate the lack of a net metering agreement is with a battery system (see Tesla Powerwall) - a very expensive way to become a truly self-sufficient energy producer (basically you become your own power plant), which rarely makes financial sense unless in a region with frequent power loss or in an off-grid scenario.

I am also looking to refinance several properties to free up additional cash flow, with a plant towards paying down debt faster on my portfolio.

As a matter of fact, I was just told that some of these hotel conferences plant their own people in the audience as part of the “chosen ones” and when you see them getting up to go sign up in the back, it gives you a sense of urgency that it must be right if others are doing it.

If you start from scratch, it's about planting seeds and getting them growing over a year, and if you buy you need to be able to handle the site.I recommend building a site from scratch to start. 

Plus American made right in Freemont CA.. were I grew up basically driving by the old Chevy plant that became the Numi plant that became the Tesla plant.. instead of those dead and dying apocalyptic factories you see in Detroit  LOL.. 

I also created an area of raised bed garden in the back with drip irrigation for each to plant food.

We have a Boeing plant here, in fact 5 minutes from my house, so the market is usually pretty strong.

Right now Tropical Countries don't seem to be getting hit, but that may be due to lack of test kits.
