In that situation, I believe I would be weeding out a lot of tenants who wouldn't want to live next to their landlord (most likely the problem tenants).

My job as an investor would be to persuade  ( Don't know if this is the right term to use) the property owner to take less because of their situation (foreclosure, property damaged/outdated, unwanted inheritance, etc.)

Pest control- we put mouse bait out along the fencelines and under the units, mow excess weeds and grass.

Maybe I am deep in the weeds now with a rehab and don't want to take on another one at the moment, but they've just finished one and ready for another.#3  Maybe they want STR and I don't and only want LTR.#4 Maybe they are a cash buyer and I am a financed buyer so that deal won't finance.#5 They may have different cost structure to everything as well, some might can pay more than me because they're going to do the work themselves and they'll save money doing that.

When advertising a unit for rent, it's best to give enough information so potential renters who won't qualify will weed themselves out and not even contact you.Your advertising needs to draw in the people who will best match what you are looking for in a renter, and not attract those who are less desirable.
