@Dan Buchta depends on how you lay out the operating agreement, all and I mean ALL things need to be laid out from the beginning so that there is no chance that you ruin family or partnership relationships.

If a tenant ruins a piece or two it’s easy to remove and replace.

A friend of mine in his early 30s got hit with a $13 million dollar bill for a cancer treatment.

If I am to loan friends or family money, I mentally consider it a gift and if they give it back, great, if not I just don't loan again but wouldn't want to ruin a relationship over it. 

Inadequately screened inherited tenants can be a real source of grief and frustration to say nothing of ruining a unit when you finally evict them.

3 jobs - teacher, bio-synthetic chemist, now "i see breast cancer" almost daily in my current job.

@Russell Brazil @Andrew Smith  Just my 2c I throw up in my mouth a little when I see a home in the DMV area ascetically ruined by solar panels  Once the technology advances and a battery pack can take me off the grid I will be more interested but currently I just think they are ugly Again just my 2c
