And like most things real estate is location location location.. and our little community of 90 homes borders a year round river ( the Mollala) to the South the finnest retirement community basically in Oregon called Hope Village to the north.

Hey Richard,If you're ever looking for old topics that you've posted or replied to, you can find your entire history on the forums linked in a couple places:- by clicking the number of posts link within the "My Stats" header under your picture here in the forums- by clicking the number of posts link within the little popup card that displays when you click on your picture throughout the site- by clicking "Recent forum activity" from your profile pageThey will all link to the same place: https://www.biggerpockets.com/posts/user/beachbumI do see both of the topics you're referring to there, so I don't think they were lost.

Yes, but if you're talking about Century, FL - that's a small town on the border with Georgia and I had to scale my googlemaps back quite a bit before I found a town of any significant size.

It seems Fort Collins and every town that borders it, and even sometimes the town next to it, are priced too high to cash flow.
