I get dozens of unwanted spam texts and calls from them daily and there is no way to stop it.

It wouldn't take much for me to become the prototypical fat lazy landlord rolling around to pick up fat stacks from his starving skinny boarders, so I at least try to get my dog to the river or the dog park a few times a week, I go out in the garden and pull some weeds (but don't smoke them, those days are long past), hop on my tractor and get some arm exercises in pulling up and pushing down on the joysticks, and get some stair-stepping in when I forgot something down in the garage. 

I think I had him put landscape fabric down before he put in the gravel to stop weeds from growing up thru the gravel.

This should not be happening, so sorry to hear these stories... going to the city and meeting with a few is the way i do our out of state investments.... really weeds out the characters who have a good presentation but no real follow through as your sounds.

I have to weed through the buyers for both my seller and myself so we don't waste time on the tire kickers who can't bother to prove they are serious. 

Think of it as something you can use to weed out potential investment very quickly. 

The weeds grow tall, fast food wrappers everywhere.

Like the local cops told me "its only 1% of the population in my city that are complete violate criminals" If you weed out the 1% during tenant screening, that leaves you with 99% of the population to pick the best candidates to rent to.
