For me, spending most of my time overseas and Hawaii (which I consider international) while investing in the US is the ticket.If half of what Biden's counsel wants passes (I don't think it would), US investing will go in a very unfavorable direction.

I don't have experience in the City but my first mentor/realtor was unloading his City rentals due to what he thought was a unfavorable landlord environment in the City.Price wise I'm sure the County is a little bit more expensive on average for the same type of neighborhood.

In Kentucky, our attorney advised we not go over 10% of the total rent amount in late fees otherwise a judge may look unfavorable on trying to collect that much (they would possibly see it as excessive).
