I don’t have any issue with the government helping renters that were unemployed especially considering bigger companies and hedge funds were allocated trillions. 

You could probably find a nice 10 unit apt building in Kalihi or Waianae for cheap but you'll need to hire security.There are whole lot new project anticipating moving into that direction, such as building higher/stronger seawall.Folks that visited regularly notice would notice there would be much more lava big rock stone allocated in front of the beach.

But you do need to allocate space for those common kitchens and bathrooms and they have to be nice and kept pristine. 

You may allocate the proceeds any way you want as long as you purchase at least as much as your net sale and use all of the net proceeds to defer all the capital gains tax. 

And it's difficult enough determining how to allocate limited cash among rehab, reserves, and the next deal. 

Time management and time allocation.

We do the same and I think a lot of people who say they don't have money to invest don't realize that they do have the money... it's just being allocated to something other than investing. 

I allocated 133 in back rents owe but with the turn it can be used for snow removal or other misc expenses.

So does the pay roll.If you do the math, and you bother to allocate proper $ amounts to all of the line-items, you should realize that $500 is just not enough to cover all of the bases.

I know that every transaction in my management group is directly allocated to a property with a paper trail (literally every nickle of every transaction).Would that not make this an easier sell (to keep the assets in separate LLCs and run the transactions through a managmenet LLC).If the paper trails are strong, then wouldn't it work fine?
