Not only will appliances and mechanicals need updating, but linens, furniture and decorations also need updates over time.

For instance is buying furnitures to furnace the house consider part of normal management activities? 

I need to figure out what the best locations may be and how to estimate costs such as management, maintenance, cleaning as well as furniture, towels and kitchen items initially.  

and how did you factor the cost of furniture into your calculation?

Furniture, mattresses, pillows, linens, towels, bath mats, soap dispensers, hair dryers, iron, ironing board, vacuum, a FULLY stocked kitchen, TVs, cable, internet, rugs, outdoor furniture, hot tub (maybe?)

Literally every vent in every room except the one vent in the bathroom was covered with either boxes or heavy furniture.  

Anyways, Thanks Erin for the conversation starter and I hope those who are interested in just starting out with a house-hack AND STRs will still give it a shot because the upside is so awesome and the downside is you sell the furniture and convert to a LTR.
