However, for me and having a mattress background (and availability to discounted high end mattresses) I went with a more resilient innnerspring/memory foam option for the 3 beds in our VR. 

One, San Diego and San Diego County are behind the ball on regulation of vacation rentals.This has become an issue in some communities, and if you are interested in exploring this, I would urge you to thoroughly investigate local VR ordinances and also any potential moves to restrict or eliminate vacation rentals in the market you are considering.

Here in the vacation rental areas, updating with drywall, new subfloors, appliances, etc. makes sense, as they can bring in a good cash flow as VR.

However, keep in mind that any VR without a VR permit is a technically illegal operation in the eyes of the state.

They could have the place a mess, sit on the sofa naked, and watch porn during showings; and there’s literally nothing you could do. 

I actually know other VR rental owners in our area that dropped AirBnB, even after VRBO introduced the service fee.  

Are there anyone here that operate a VR in the Reno, NV area? 

I'd market for small corporate events and porn film location.

Most people on BP in the VR biz self manage.
