Most trainers on multi day events endeavour to get people to take action while they are attending to get them started.So in other words anybody who takes action more than 2 weeks after the event is not going to be captured in this metric.

This implies an average SFR purchase from 3 years prior would have had to be on the order of at least $500/month negative to not to have cash flow (excluding for a refinance that extracted money).There is a big difference between initial cash flow and actual cash flow.

Low price markets are low priced either because they are perceived to have low appreciation outlook or are perceived to be high risk.You did not indicate when you purchased the OOS 5 units, but I suspect if it was at least 5 years ago that the San Diego RE cost to current rent ratio would be better than your OOS property implying likely better cash flow for the San Diego property.Good luck
