That will also influence the decision on whether to lease or finance. 

You could say your an influencer and that may get you more clout!

I think the state of the property shouldn't be influencing the insurance up.  

Look at the influence it has over people, how it can change their attitude, perspectives, relationships, and perception of what is important in life.  

The only issue I have is that there are so many real estate investor influencers selling mentorships and everyone has their own niche.

Only you have the power to influence your subconscious mind.

Both have inherent risks, levels of influence available to an investor, and the possibility of principal lost.The level of “control” you feel you may have over real estate does not negate the fact that there things you cannot control.
